Terms & Conditions:
- In order for us to process your request, a valid
credit card must be entered. If a credit card is not provided or declines we
will not process your request.
- Your reservation is not confirmed until you
receive an email confirmation from us. If you have not received an email
from us within 24hrs please contact us at 866-547-2615 to verify that we
have received your request.
- Please note that our online booking system is not
connected to our central office reservation system. In the event that we
receive a request an a room is not available, we will contact you via email
to inform you that your request was not processed due to the room not being
available.

Reservations:
Security deposit will hold the unit. This must be received within five (5)
business days after reservations have been made. The remaining balance can be
paid upon arrival. We accept personal checks, money orders, certified checks,
major credit card or cash. Please state unit number and reservation date on all
payments.
Upon
Arrival: Please
check your unit thoroughly upon arrival. Every effort is made to see that your
unit is cleaned and undamaged before your arrival. If this is not the case,
please report all discrepancies immediately to our office to insure that the
problem is resolved and that you will not be held responsible. Rates - Rental
rates are based on time of year, location of unit and size of unit.
Security
Deposits: The unit you occupy will be inspected on your departure
date. If the unit is found to be clean (refer to Departure Cleaning) with no
evidence of damage, loss of rental keys and checkout is on time, your security
deposit will be refunded 14 days from your departure date. If any of the able
mentioned applies to your occupancy, deduction will be made from the deposit. If
your security deposit does not cover the amount required we will bill you for
the difference. Certain weeks and situations, such as per person and extra large
groups may require a larger security deposit.
Departure
Cleaning:
Your
room will be professionally cleaned prior to your arrival and at your departure.
You are responsible leaving the room in the condition as you found it at your
arrival. If room is found to be
unclean, trash not taken out, or dishes not cleaned an amount will be deducted
from your security deposit.
Linens:
Upon
your arrival, you will find fresh linens on the beds. We will also provide you with your initial set of towels and wash clothes.
Daily service is available at the Landmark, Palace and Wave Rider Resorts
only. You may change your linens out at anytime by
bringing the old ones to our check-in office.
Cancellation
Policy:
A full refund less a $50.00 administrative fee will be returned if renter
notifies Owner 21 days or more in advance. If cancellation is made less than 21
days prior to arrival date, then no refund will be returned unless unit is
re-rented. If unit is re-rented, a full refund less $50.00 administrative fee
will be returned.
Pets:
Sorry We DO NOT ALLOW PETS!!
Parking:
Please observe the following: We have a covered Parking Deck. Please bring as
few cars as possible. Two cars per room max. Parking permits are required.
Linens:
Bed Linens and the initial set of towels and wash cloths will be provided. You
may also exchange out your dirty laundry at anytime during your stay by bringing
them to our check-in office. We will also send a maid to your room once a day
for linen exchanges at the Palace, Landmark, and Wave Rider Resorts only.
Locked
closet: Many
units have closets that are used for storage. These areas are not included in
any rental. Please do not try to force entry to these closets.
Ask
about next year:
Please email us or write. you may choose to let your security deposit stand
for next year's reservation.
Swimming
Pools: Please
follow all pool rules. By avoiding these rules, occupancy will be terminated
without refund.
NO
HOUSE PARTIES: We
strive to make your vacation as worry-free as possible. We care about you and
your friends, therefore our condos are for lodging use only. If at any time
during your stay you need us, we are always at your service.
Free Continental Breakfast: Valid
from March - September. We
offer a free continental breakfast that is served between the hours of 8:30am
and 10:00am. at the Wave Rider Resort. All of our guest are welcome to come and
participate in the free breakfast. Since we are not affiliated with any restaurants
that may be located at any of the resorts, we are unable to offer any discounts
or coupons for the meals served at these establishments.
OTHER
INFORMATION:
Units
are privately owned and are furnished according to the owner's taste. Neither
management nor the owner will be obligated to provide additional furnishings
or equipment not presently available in the unit.
We
reserve the right to substitute comparable accommodations without notice or
liability should it become necessary. If comparable accommodations are not
available, renter has option of selecting from available properties at prices
shown or receiving a complete refund of all deposits.
We
reserve the right to have a minimum night stay during our peak season,
weekends, and holidays.
